THE HOUSE: Has a total of four bedrooms, two on one floor and two on the other floor. Total number of occupants is currently THREE with a rent of $1,380 each, but with a fourth roommate, the rent goes down to $1,200 each. The fourth room is currently also available. Each floor has a full bathroom. There is also a living room and two spare rooms/additional dining rooms/study rooms. Kitchen is large and is fitted with a washer and a large, new fridge. Front porch; rear deck, and updated plumbing, electrical and heating systems.
THE ROOM: Approx. 10 x 12 ft. Has hardwood floors; 2 large windows and a closet. Additional closet space in the living room.

LOCATION: Beals Street – beautiful, historic part of Brookline. Approximate walking time to Longwood Medical area is 20 minutes. House is within minutes of Coolidge Corner/Beacon Street as well as BU, BC, T stops and supermarkets on Commonwealth Ave. Also, not too far from MIT & Harvard. The area is very safe and pleasant.
RENT: $1,380 per month INCLUDING ALL UTILITIES (that is, including electricity, gas and heating costs). Rent will be $1,200/month with fourth roommate.
CURRENT OCCUPANTS: Two females, one a BU grad student and one a post-doc fellow at BU. Both very courteous, responsible, and keep clean/organized living spaces.

PARKING: An off-street parking space can be included at no extra cost.
OTHER DETAILS: Last month's rent and security deposit NOT required. Very responsible and attentive landlord who lives just blocks away. Responsible long-term roommate preferred but no long-term lease required.
